V2 takes a sketch, a PDF or a written description of a building and produces a drawing set with architectural, structural, mechanical, electrical, plumbing and interior sheets, according to the company and a TechCrunch interview with its founders. The work it touches is construction document production, the drafting between an approved schematic design and the set that goes to the building department for permit.

Founder Al Dram runs an architecture firm, Drams Design-Build, and added a construction business in 2021 after earning a general contractor’s license, TechCrunch reports. The company says it trained its models on eight years of approved drawing sets from that firm.

What it does

On most projects a drafter or junior architect turns the designer’s sketches into sheets in CAD or BIM, and a licensed architect or engineer reviews and seals them. On a design-build job, the contractor’s design manager coordinates that work and waits on it before permit. Blueprints AI says its tool does the drafting step. The steps below follow the company’s own description.

How a project runs in Blueprints AI, as the company describes it

Step

What happens in Blueprints AI

1. Onboarding

About two weeks. The firm uploads its standards and past projects, and Blueprints AI fine-tunes the model on them

2. Start a project

Upload hand sketches, site photos, PDFs of existing drawings, point cloud scans or a plain-text description

3. Generate

The tool drafts the sheets and applies IBC, IFC, NFPA, ADA and local zoning rules, citing the sections it used

4. Revise

Ask for a change in plain language, upload redlines, or export to CAD or BIM and edit the files there

5. Review and seal

A licensed architect or engineer reviews the set and seals it where the jurisdiction requires, then submits for permit

Source: blueprints-ai.com

Fine-tuning, in step 1, means further training the model on one firm’s past drawings so the output uses that firm’s title blocks, sheet layouts and detail library.

The main change in V2 is coordination across disciplines. TechCrunch reports that one design change now updates the whole project and is checked against local building codes. The first version produced architectural documents only and did not allow editing inside the tool. The company’s site also lists Title 24 energy compliance and fire and life safety sheets, with civil and landscape sheets on Enterprise plans.

Blueprints AI lists single-family, multifamily, ADU, commercial and light industrial work, and says repeatable project types that resemble a firm’s past work benefit most. It recommends settling planning and zoning decisions during design, because those codes vary widely and change often.

Evidence so far

The evidence so far is the company’s product description, its founders’ interview with TechCrunch, and customer comments on its website. These claims come from Blueprints AI:

Manual construction document production takes one to four months. With the tool, the company says, a user spends hours.

Licensed professionals spend about 70% of their time on drafting, a figure the company attributes to the AIA 2023 Firm Survey. Dram told TechCrunch the share is about 80%.

Delivery is up to 10 times faster. The company calls its times illustrative and says they depend on the plan, the project type and its complexity.

More than 4,000 companies have signed up.

Early customers were using V2 before the public launch, Dram told TechCrunch.

Manual drafting compared with Blueprints AI, as stated on the company's website

Measure

Manual drafting

With Blueprints AI

Time spent producing a construction document set

1 to 4 months

Hours, including chat, markup and revisions

Share of professional time spent drafting

70%

15%

Share of time on design and business development

20%

75%

Share of time on admin and operations

10%

10%

Source: blueprints-ai.com

On the website, the president of Beaumont & Associates in Emeryville, California, says the tool freed significant hours from documentation. An unnamed construction company owner in Manitoba says the main bottleneck is getting from a concept to drawings ready to stamp. Drafting hours per set measured on customer projects, and the number of plan-check corrections on sets the tool drafted, are not yet public.

How to measure it on your projects

The metric to track is drafting hours per permit set. It is the total hours that drafters, designers and the reviewing architect or engineer log from an approved schematic design to the first permit submission. Count the licensed reviewer’s hours, because a tool like this moves time from drafting into review.

Capture the baseline from projects you have already permitted:

Pull timesheets for three to five recent projects of the type the tool targets, such as single-family homes or small multifamily buildings.

Record drafting hours, review hours, the sheet count, and calendar days from schematic approval to first submission.

Count the comments in the building department’s first review letter, so a faster set that draws more corrections shows up. Our post on UpCodes AI Plan Review explains how to count them by category.

Blueprints AI does not offer a free trial, only a live walkthrough. A first step on one job is to bring the sketch from a project your city has already permitted to that walkthrough, ask the team to generate the set, and have your architect mark up the output against the approved set. Record the redlines per sheet.

Availability and cost

The company says V2 is live, and it is offering a Founding 100 group of firms priority access with 30% more credits and two extra seats. TechCrunch reports that the first-generation software costs $3,200 to $8,500 a month depending on plan, with custom pricing for enterprises, and that the company may add a one-time fee for single projects.

The company’s pricing page lists monthly and yearly plans, with yearly billing saving up to 20%, and asks buyers to contact sales for prices. Enterprise engagements include an on-premise deployment option. The company says most professional liability policies cover AI-assisted work once a licensed architect or engineer seals the drawings, and tells buyers to confirm with their carrier.
