ServiceTitan opened a limited pilot of its Max package to commercial and roofing contractors on October 6, 2026, at Pantheon, its user conference in Orlando. Max is ServiceTitan’s top tier of AI agents, meaning software that carries out tasks inside the system as well as answering questions. Until this week it was sold only to residential in-home trades. ServiceTitan says the agents already working in the field for the pilot draft foremen’s daily logs, review invoices and write up site walk findings, and agents for accounts payable, collections and applications for payment (AFPs) are due later.
What it does
ServiceTitan already has a daily log in its Field Mobile App. Its help documentation says the foreman enters notes, issues, materials, equipment, site safety and weather. An office employee then clicks Generate Log to get an AI summary, edits any field, approves the log and downloads a PDF to send to the GC or owner. After approval the foreman can no longer edit it from the phone.
The Daily Log Agent moves the drafting to the field. At the commercial keynote, ServiceTitan said the agent builds the foreman’s log from voice notes and jobsite photos. When it spots a conflict in the field, it calls in an RFI agent or a change order agent. ServiceTitan’s published materials describe that handoff in a single sentence, so how a conflict is detected and who signs off on the RFI draft could not be verified.
The invoice review agent works after the job closes. In a demo at the residential keynote, it caught a smart thermostat that was installed but never billed and drafted the correction for one-click approval.
Two agents shown at the commercial keynote serve the service side of the business. The Findings Agent reads completed work orders in the office and recommends findings technicians may have missed. The Equipment Agent fills in manufacture dates and links compatible filters, belts and refrigerant type from a unit’s model and serial number.

Evidence so far
The evidence so far is one customer result ServiceTitan presented at its commercial keynote and figures its executives gave on stage. These claims come from ServiceTitan:
- At Gulfshore Air and Heating, invoice prep time fell from 30 minutes to under 5 minutes with the Invoice Agent.
- Gulfshore now gets paid in under five days, and days to payment are down 70%.
- The first time the agreement review agent ran on a live Gallo Mechanical service agreement, it flagged a problem with the first two quarterly invoices.
- Max builds on more than 100 new foundational features delivered over the past year.
- CEO Ara Mahdessian said the Max customer base will approach 700 by the end of the year.
| Measure | Before | With Invoice Agent |
|---|---|---|
| Invoice prep time per invoice | 30 minutes | Under 5 minutes |
| Days to payment | Not stated (ServiceTitan says the figure fell 70%) | Under 5 days |
The number of invoices and the period behind the Gulfshore figures are not yet public, and neither are results for the Daily Log Agent on construction projects. PLOT Daily, which covered the launch, noted that the Gulfshore figures come from ServiceTitan’s own customer example.
How to measure it on your projects
Track billing lag, the calendar days from the date work is complete to the date the invoice reaches the customer. On a service call, start the clock when the tech closes the job. On a progress-billed project, start it at the pay period cutoff and stop it when the pay application goes out.
Capture the baseline before the pilot starts:
- Export every job completed in the last 90 days with its completion date and invoice sent date.
- Compute the median lag, the middle value, which a few stuck invoices barely move.
- Have the billing clerk time five invoice preps from open to send.
- Count credit memos and rebills issued in the same 90 days, so you can tell later whether faster invoices also carry more errors.
Run the same report on pilot jobs each month and compare all three figures. A first step you can take this week is to pull that 90-day export into Excel and find the median.
Availability and cost
The pilot is limited, and ServiceTitan’s live blog tells contractors to register for it. Pricing for Max and the pilot is not listed in the announcement or the live blog. Atlas, ServiceTitan’s AI assistant, is in closed alpha for admins, and ServiceTitan says it has not set Atlas pricing and packaging. Max customers get Atlas first.
The existing daily log feature needs account configuration through ServiceTitan support. By next year, ServiceTitan plans to add a construction estimate variance agent for commercial customers, along with roofing agents for insurance supplements, crew and delivery scheduling, and subcontractor work orders and pay. ServiceTitan’s survey of commercial service contractors from last month covers how many of those firms already use AI.
